Water-soaked rugs and furniture will continue to absorb moisture into the wood. Wet furniture can also lead to the formation of mildew and mold, which can penetrate the pores and seams of your flooring. Remove all wet items from the room and place them somewhere where they can dry quickly without causing damage to the floor.

Attempt to absorb as much water as possible.

Install water detection devices

A water detector is a small electronic device that sounds an alarm when its sensor comes in contact with moisture. Check your water pressure

  1. Turn Off All Faucets, Showers, and Hoses– Shut off all sources of water so that you can determine if there is an issue with the water supply in your home. If water is still running around the house, it could complicate your efforts to locate the source of the leak.
  2. Check Your Water Meter– After all water sources are shut down, check if your water is still running. You can do this by locating the low-flow indicator on your water meter. Typically, the low-flow indicator is in the shape of a small triangle, star or gear. If the low-flow indicator is still spinning, that means that water is still running and you can confirm that you have a leak.
  3. Shut Down Your Toilets– The most common culprit of non-damaging water leaks in your toilet. Try shutting down your toilets, one at a time, and checking your low-flow indicator after every shutdown. If the low-flow indicator stops spinning after you shut down a toilet, you have found your leak. If it continues to spin, try shutting down another toilet until the low-flow indicator stops spinning.
  4. Shut Down Other Appliances One by One– If shutting down all of your toilets does not result in a static low-flow indicator, it means that your leak is coming from somewhere else. In order to find the leak, you can either shut down appliances one by one and continuously check the low-flow indicator, or you can simply call a plumber to identify the leak.

Know the Different Types of Water

Believe it or not, there are three types of water. The first type is "clean" water from rain, condensation, leaky pipes, and so on. It's relatively harmless to clean it up yourself. Wherever water lines run within walls, there’s a chance for leaks to develop. While modern plumbing techniques have reduced the risk, plumbing connections (where pipes attach to other pipes) still have the potential to spring a leak. You won’t have a clue that this is happening unless water begins to pool beside a fixture or the floor near it becomes spongy because the subfloor is rotting.

Under a Wobbly Toilet

To help seal the connection, a wax ring fits between the base of a toilet and the toilet flange that connects to the drainpipe beneath. The wax is soft and pliable, which makes it well suited for this job, but also means that it can leak over time. If there's a problem with the wax ring, you may notice a little bit of water around the base of the toilet, but it's more likely that you won't see any water at all—although it will be soaking into the subfloor all the same. In fact, the first indication that you have a problem may be a toilet that starts to wobble because the floor supporting it is rotting away.

Vapor Diffusion

Vapor diffusion is a confusing subject. There are two main ways it does damage in our climate.

  • When moisture reservoir cladding (masonry, fiber cement siding, stucco) gets saturated with rain and the sun or warm outdoor temperatures drive the stored moisture towards the inside. Interior vapor barriers like vinyl wallpaper increases interior vapor drive problems. Expect more damage in our region with masonry against wood common practices.
  • In the wintertime, when exterior sheathing or framing is cold and interior humidity is too high.

Keep interior humidity below 40% during cold weather. Exterior insulative sheathing helps keep vulnerable structural members warmer, thus safer from risky dew points. It's common for people to misdiagnose a vapor diffusion problem for one of the first two. When evaluating water damage, suspect number one is bulk water.  Most mold inside hidden building cavities, not exposed to bulk water is caused by air leakage.

Perform a Moisture Test

You can check if there is any remaining moisture in the wood with a moisture testing meter. Don't be surprised if the meter still shows signs of moisture in the floor after a day or two. It can take up to several weeks for wood flooring to completely dry. Also, the humidity in the room and the amount of water that was present on the floor can prolong the process. So leave the fans and dehumidifier running until the moisture test shows that no water remains in the wood.

The most important thing to keep in mind is that you should never wait for the flooring to dry naturally. The sooner you take the following steps, the better off your flooring will be. If you just let the water sit, you will end up shortening the longevity of the wood and will have to replace the section of the water-damaged flooring or the entire floor in the room. First, if you are being denied any claim, make sure that you ask for a full explanation. You have every right to understand exactly what part of the policy wording excludes what you are asking for compensation for and why the claim is being denied.

Evacuate the Premises
If a burst pipe or sewage leak is the issue, evacuate the premises and find a dry, safe spot outside of your home. It may be as close as the backyard or as far as the home of a neighbor or friend. Make sure that everyone—kids, pets, friends who may have been at the house—is accounted for and unhurt. In the case of a natural disaster, locate a temporary shelter, either by asking authorities or listening to the local news. Get everyone relocated to the shelter as soon as possible.

Call for Help
Once your family members—both two-legged and four-legged—are on dry ground, call for help. If anyone needs medical attention, call 911. No matter what’s going on with the flooded house, the damage has already been done, and your focus simply must be on you and your loved ones’ well-being. Another example is if something that happened gradually, like a broken pipe, or a broken water tank, or a washing machine breaks due to (unexpected) wear and tear. The actual pipe itself, or washing machine will not be covered. However, the resulting damage from the sudden breakage may be.

What does the term “Resulting Damage” mean in Insurance?

The resulting damage is a different than the initial damage. For example, if water damage resulting from a broken pipe, or appliance is listed in your wording as covered, then you may be compensated for a portion of the damages caused even though the deteriorated pipe replacement or a new appliance would not be covered. This is an example the cause of the damage not being covered, but the resulting damage being covered.

HOT WATER TANK FAILURE

There are multiple ways that hot water heaters can leak.  If water is spraying or flooding from the pipes, there is likely a leak where the pipes are soldered or a rusted-out fitting that is near the hot water tank. If it is leaking from the tank itself, your tank could be corroded and may need replacing.

If water is dripping or pooling from the heater itself, it could potentially be coming from the pressure release valve. This valve is designed to leak water when it senses excess pressure from the pipes. If the valve isn’t faulty, the problem likely stems from the water pressure settings in your home or the temperature being set too high. When dealing with leaks from the hot water tank, it is important to remember that the water that comes out of the heater could be hot enough to scald skin.

A hot water heater can also fail, immediately leaking 120 gallons on your basement floor and continuously leaking on the floor of your basement.  Be sure to replace the anode rod regularly and maintain your hot water heater to prevent against these types of leaks.

Inspect appliance hoses and faucets. Make it a practice every year to check hoses leading to water heaters, dishwashers, washing machines and refrigerator ice makers. You may also want to invest in a water leak monitoring and shut-off system that can alert you to any leakage issues. Immediately replace any hoses that have cracks or leaks, and replace them all every five to seven years.

  • Inspect showers and tubs.Check the seal and caulking around showers and tubs to make sure they are watertight and reseal if necessary.

What to do when you have water damage

If your house is flooded or damaged by a leak or overflow of water, the repairs can be extensive and expensive. Here’s what you can do to help fix the problem.

It’s too late. The sump pump stopped working, and now the basement’s flooded. Or, you didn’t realize the upstairs toilet was overflowing until you noticed water seeping through the ceiling. It’s too late. The sump pump stopped working, and now the basement’s flooded. Or, you didn’t realize the upstairs toilet was overflowing until you noticed water seeping through the ceiling. Whatever the cause of the unexpected flood, there are certain steps to take (and ones to avoid!) that will help minimize the damage.

It might seem obvious, but in a sodden moment of “Oh crap!” and a rush to soak it up, you might forget to locate the source of the leaking water and turn it off.

Water damage accounts for over 23 percent of all homeowner property damage. Here are a few tips that can save you thousands of dollars and prevent further water damage in South Arlington homes.

  1. Water leaks over time can cause mold and mildew build up that is very hazardous for your family and pets. Inspect your home in areas that have water pipes such as; kitchen,bathrooms, basement, laundry rooms and more. This picture is the wall cavity in the bomb shelter that was full of water/ sludge.

Customer called and stated that she had water trapped in between a wall cavity inside her bomb shelter (yes a bomb shelter!) and she needed professional help.
